{"id":9684,"date":"2024-02-26T14:25:25","date_gmt":"2024-02-26T14:25:25","guid":{"rendered":"https:\/\/toscanolex.es\/?p=9684"},"modified":"2024-02-26T14:25:27","modified_gmt":"2024-02-26T14:25:27","slug":"housing-for-tourist-use-vut","status":"publish","type":"post","link":"https:\/\/toscanolex.es\/en\/housing-for-tourist-use-vut\/","title":{"rendered":"NEWS ABOUT HOUSING FOR TOURIST USE \u2013 VUT (FORMERLY VFT)"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">In accordance with the New Regulations, which deals with vacation rentals, housing for tourist use &#8211; VUT a series of changes have occurred, the which we come to summarize:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>IT IS ESSENTIAL THAT THE PROPERTY HAS AN OCCUPANCY LICENSE.<\/li>\n\n\n\n<li>Homes that are considered as an AFO (Assimilated Outside of Property) may NOT be used as VUT. Ordination).<\/li>\n\n\n\n<li>Any home subject to the Official Protection regime may NOT be used as VUT. Hence, VPOs cannot obtain a Vacation Rental License (unless the property is<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">disqualified)<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Homes for tourist use will also be affected by the limitations or prohibitions of the Community of owners.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">HOUSING FOR TOURIST USE \u2013 VUT THE NEW REQUIREMENTS FOR THE VUT AND DEADLINES<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Television.<\/li>\n\n\n\n<li>Kitchen Equipment<\/li>\n\n\n\n<li>Separate waste collection<\/li>\n\n\n\n<li>Non-slip floor in the bathrooms.<\/li>\n\n\n\n<li>Smoke detector.<\/li>\n\n\n\n<li>14m2 per space.<\/li>\n\n\n\n<li>2 bathrooms for 5 people and 3 bathrooms for 8 people.<\/li>\n\n\n\n<li>There is a 6-month period from February 22, 2024, to adapt the homes and the declarations to the new requirements.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Once the tourist license has been obtained, and adapted to the new changes and requirements, you must register for the Traveler Registration, which as of 10\/31\/2024, will move to the new Centralized System, where you must<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">register the entry reports, signed by ALL travelers over 14 years of age, within 24 hours of entry.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These parts must be kept for 3 years, to avoid penalties ranging between \u20ac600 and \u20ac30.000.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At Toscanolex, we are
