PRINCIPALES CAMBIOS EN LA NUEVA LEY DE VIVIENDA
La semana pasada se aprobó la nueva Ley de Vivienda, te comentamos brevemente los principales cambios:
1.- En cuanto a la regulación del precio de alquiler.
Se ha aprobado regular los precios del alquiler en las denominadas zonas tensionadas.
Estas zonas son aquellas en la que la renta supera el 30% de la renta media, o aquella zona en que los precios hayan aumentado al menos tres puntos por encima del IPC.
La atribución de zona tensionada la debe hacer la comunidad autónoma o el municipio y será revisada cada tres años, pudiendo hacerse antes si el mercado cambia.
El tope al alquiler actualmente está fijado en el 2% para todas las viviendas en alquiler, pero se trata de una medida temporal, el año que viene subirá al 3% y a partir de 2025 entrará en vigor un nuevo índice, que solo afectará a las zonas tensionadas.

MAIN CHANGES IN THE NEW HOUSING LAW
Last week the new Housing Law was approved, we briefly commented on the main changes:
1.- Regarding the regulation of the rental price.
It has been approved to regulate the rental prices in the so-called stressed areas.
These areas are those in which the rental price exceeds 30% of the average income, or that area in which prices have increased at least three points above the CPI, the attribution of stressed area must be made by the autonomous community or the municipality and will be reviewed every three years, and may be done earlier if the market changes. The rent cap is currently set at 2% for all rental homes, but it is a temporary measure, next year it will rise to 3% and from 2025 a new rate will come into force, which will only affect stressed areas. There are numerous changes in the Housing Law, in the following Post, we will comment on the rest of the news.
