LA NUEVA VALORACIÓN INMOBILIARIA EN LA COMPRAVENTA DE INMUEBLE: VALOR DE REFERENCIA
En relación con la valoración fiscal de los inmuebles, la nueva valoración inmobiliaria en la compraventa de inmueble: VALOR DE REFERENCIA
Es decir: (lo que hay que pagar como mínimo a Hacienda a la hora de comprar un inmueble), la Ley de medidas de prevención y lucha contra el fraude fiscal introdujo una importante modificación a la hora de calcular el Impuesto sobre Transmisiones Patrimoniales y Actos Jurídicos Documentados.
Conforme a la nueva redacción, aplicable desde 1 de enero de 2022, en operaciones de compraventa de viviendas , la base imponible se determina teniendo en cuenta el valor de referencia.
Este valor viene dado en el Catastro y se puede obtener en la oficina virtual del propio catastro.
Antes de la modificación de la ley, había que hacer cálculos para obtener el valor fiscal, dependiendo del municipio donde se encontraba el inmueble.

THE NEW REAL ESTATE VALUATION IN THE PURCHASE AND SALE OF PROPERTY: REFERENCE VALUE
In relation to the tax valuation of real estate (the minimum amount that must be paid to the Treasury when buying a property), the Law on measures to prevent and combat tax fraud introduced an important modification when calculating the Transfer tax and stamp duty.
In accordance with the new wording, applicable from January 1, 2022, in home sales transactions, the tax base is determined taking into account the reference value.
This value is given in the Cadastre and can be obtained in the virtual office of the cadastre itself.
Before the modification of the law, calculations had to be made to obtain the fiscal value, depending on the municipality where the property was located.
