Soy no residente fiscal en España. ¿Tengo que pagar impuestos por mi apartamento?

Si usted tiene una vivienda en España, deberá abonar una vez al año el impuesto de bienes inmuebles en el ayuntamiento al que pertenezca su propiedad.

Por otro lado, si usted es persona física y tiene inmuebles no arrendados, deberá tributar anualmente por el Impuesto sobre la Renta de No Residentes. (IRNR) en función del número de días que el inmueble haya estado a su disposición.

En cuanto al tipo aplicable para el cálculo del impuesto, dependerá de si usted es residente fiscal en un país de la UE, Islandia o Noruega o si es residente fiscal en un país fuera de los indicados. 

En caso de que usted tenga los inmuebles arrendados, deberá declarar trimestralmente los ingresos que reciba por estos alquileres.

Residente fiscal en un país de la UE, Islandia o Noruega. Podrá deducir los gastos que se deduciría por alquiler un residente fiscal en España, (seguro propiedad, impuesto de bienes inmuebles etc.).

Residente fiscal en un país fuera de la UE, Islandia o Noruega, no podrá deducir ningún gasto y el tipo impositivo a aplicar también será diferente si el propietario es residente fiscal en el UE, Islandia o Noruega o si es residente fiscal de un país fuera de los indicados.

I am a non-tax payer in Spain. Do I have to pay taxes for my apartment?

If you have a property in Spain, you should pay once a year the property tax in the town hall to which your property belongs.

On the other hand, if you are have unleased properties, you must pay annual Non-Resident Income Tax. (IRNR) depending on the number of days that the property has been available to you.

As for the applicable rate for the calculation of the tax, it will depend on whether you are tax resident in an EU country, Iceland or Norway or if you are tax resident in a country outside those indicated. 

In case you have the properties leased, you must declare quarterly the income you receive for these rentals.

Tax Resident in an EU country, Iceland or Norway, you can deduct the expenses that would be deducted for renting a tax resident in Spain, (property insurance, real estate tax etc.).

Tax resident in a country outside the EU, Iceland or Norway, you will not be able to deduct any expenses and the tax rate to be applied will also be different if the owner is a tax resident in the EU,  Iceland or Norway or if you are a tax resident of a country outside those indicated.
