NEWS ABOUT HOUSING FOR TOURIST USE – VUT (FORMERLY VFT)
In accordance with the New Regulations, which deals with vacation rentals, housing for tourist use – VUT a series of changes have occurred, the which we come to summarize:
- IT IS ESSENTIAL THAT THE PROPERTY HAS AN OCCUPANCY LICENSE.
- Homes that are considered as an AFO (Assimilated Outside of Property) may NOT be used as VUT. Ordination).
- Any home subject to the Official Protection regime may NOT be used as VUT. Hence, VPOs cannot obtain a Vacation Rental License (unless the property is
disqualified)
- Homes for tourist use will also be affected by the limitations or prohibitions of the Community of owners.
HOUSING FOR TOURIST USE – VUT THE NEW REQUIREMENTS FOR THE VUT AND DEADLINES

- Kitchen Equipment
- Separate waste collection
- Non-slip floor in the bathrooms.
- Smoke detector.
- 14m2 per space.
- 2 bathrooms for 5 people and 3 bathrooms for 8 people.
- There is a 6-month period from February 22, 2024, to adapt the homes and the declarations to the new requirements.
Once the tourist license has been obtained, and adapted to the new changes and requirements, you must register for the Traveler Registration, which as of 10/31/2024, will move to the new Centralized System, where you must
register the entry reports, signed by ALL travelers over 14 years of age, within 24 hours of entry.
These parts must be kept for 3 years, to avoid penalties ranging between €600 and €30.000.
